10 REASONS NOT TO PAY
FOR A FORECLOSURE LIST

Here's the deal my friends...many, many companies out there are selling fore-closure lists to the unsuspecting consumer.  Unfortunately there are even more consumers falling for these lists.  In the words of the late, and great, P.T. Barnum – “There’s a Sucker born every minute”.  I implore all of you who read this to not be that person and here are TEN REASONS WHY:

 ONE – COST.  What we are offering you is FREE!  However, if you need more convincing beyond that – read on.

TWO – TIME!  How much time do you have?  I hope you have a lot of it if you are going to sift through hundreds or thousands of homes that are not even close to what you are looking for.  Why not have someone else do it for you?  We will…FREE!

THREE – ACCURACY. These lists are not always very accurate.  What is the point in buying a list, sifting through all of the properties – only to find that the Sarassota property you are most interested in sold two months ago?  On top of that, many of these lists will not provide you with PRE-FORECLOSURES, only FORECLOSURES.  We will only send you properties that are verified to be active Foreclosures or Pre-Foreclosures on the Multiple Listing Service unless you specify that you wish to receive properties from other motivated seller's in the Sarasota area real estate market.

FOUR – THE HOMES.  Why would you pay for a list that is not only inaccurate, but contains a bunch of homes that do not have your specific criteria?  What is the point in receiving 2 bedroom foreclosed homes when you know that you need a 3 bedroom? It doesn’t make sense.  We will only send you properties with your specific criteria.  You want only 3 bedrooms, 2 bathrooms, 2 car garage homes with a pool in Sarasota?  That is exactly what you will get…sent directly to your e-mail.  Oh…did I mention…for FREE!

FIVE – GUIDANCE.  Is someone from that company going to help you to look at those homes when you buy a list?  Do tehy know the Sarasota, Bradenton or Siesta Key real estate market and community?  How are you going to get inside?  Are you going to call the bank yourself?  Assuming that you could get through to them, do you really think it would be a good idea to try and directly negotiate with a BANK?  Let us do these things for you!

SIX – NEGOTIATION.  You have found a home you like, right?  How are you going to negotiate a price.  Who is going to find you comparable Sarasota properties?  The agent representing the BANK or the BANK ITSELF?  That is asking for trouble my friends.  You will need a Realtor to negotiate on your behalf, a Sarasota Buyer's Agent, so why not just skip the cost of a list and go directly to the source…US!

SEVEN – REPRESENTATION.  There is no personal representation offered with those lists.  Again, what are you going to do?  There are detailed contracts and addenda associated with these sales. Are you going to incur the expense of a private attorney?  Certainly you can do that, but why not save yourself the whole aggravation you will have caused yourself to get to this point by having representation from the beginning?  AT NO COST TO YOU!  Let the seller (i.e. bank) pay for YOUR Sarasota BUYER's REPRESENTATION!

EIGHT – UPDATES. You will not get updated lists DAILY when you buy foreclosure lists.  In fact, you will not get updates at all...unless you pay for it.  The Sarasota (or other) properties we send you will automatically update you if there is a price change.  If you find a property you like and it goes under contract before you can place an offer on it, we can get this information immediately – saving more time and hassle for you.

NINE – MONEY.  Again, I cannot stress enough to you that a foreclosure list will not save you money on the home.  We can!  We know how the process works and we know what banks are, and are not, willing to do in regards to these distressed properties.  Remember something – ALL foreclosures and pre-foreclosures are sold AS-IS.  This is very important and you need an experienced Sarasota agent to ensure that your best interests are served in the purchase of your new Sarasota, Bradenton, or beachfront home.  You could find yourself in a very negative situation if you end up with a “money pit”.

TEN – NO COST TO YOU!  I will end this list as I started it in an effort to drive this point home.  THERE IS NO COST TO YOU, AS THE BUYER, TO HAVE REPRESENTATION.  So, what do you have to lose?  The answer is clear – nothing. 

In fact, you will have someone working for you…for YOUR best interests…NOT THE BANK'S. 

The only things you can lose are time and money if you buy that list and try to go against the seasoned bankers and agents who represent them on your own.
