Does having my own agent cost anything?

Absolutely not.  The listing agent must pay our fees out of their commission from their client.  You will pay nothing to have your Sarasota buyer's agent ensure that you are receiving the same exclusive representation and fiduciary duties that the seller is getting.  Without this, the selling agent only has fiduciary responsibilities to their client - the seller.  You are not their client and the listing agent cannot legally seek your best interests, they are bound to represent the seller. 

Are my e-mail alerts, Sarasota MLS access and foreclosure lists really free? 

Yes they are.  No exceptions.  you are our client and we value that relationship. As such, we want you to have the most up-to-date and accurate information you can so that you will be a more educated buyer. 

Will I be required to sign a contract with you?

In short - Yes.  However, this does not have to happen immediately.  in fact, we prefer to meet our clients first before either of us obligate ourselves to the other.  The truth of the matter is that sometimes an agent and client may not be comfortable with eachother.  We understand this and understand the importance of face-to-face communication.  I like to explain the contract this way:

When you sell your home, do you sign a listing contract with the listing agent?  Of course you do!  It protects everone and explains the listing agent's and seller's responsibiliteis.   Why wouldn't you do the same thing with your buyer's agent? The Buyer's Agent contract is very simliar to a listing contract in that it explains the agent's fiduciary responsibilities to the buyer and let's the agent know that their client will be loyal to them as well.  The entire contract can be written with specific time-frames in place and can also be terminated at any time by the buyer or agent with written notification.  we are always more than happy to provide a blank copy of this agreement to our clients for their review.

Doesn't it make more sense for me to use several different realtors?

No, not really.  Think about it -once you have found a good family doctor, dentist, or attorney; do you find another one?  No, we usually stick with them for as long as either they, or we, are around.  We form relationships with the professionals in our lives that we trust.  We seek to form that same bond with you.

What happens if I drive by a home I like or find a home for sale by owner?

Call your Sarasota Buyer's Agent immediately and give them the address.  We work for you and are the best suited to negotiate on your behalf.  Remember, the agent on that sign represents the seller, not you.  Hopefully, you have a professional in your corner that you can go to who will represent your best interests. 

When it comes to homes for sale by owner (or FSBO's), frequently these homes are over-priced and will certainly require the experience and expertise of a good Sarasota buyer's agent.  We can contact that owner for you and negotiate on your behalf.  Most owners are more than willing to pay a 3% commission to get their home sold.  If they are not, then you have three options:

1. You can purchase the home on you own.  We can provide you with tax info, property info, and a list of title companies or attorneys to assist you with your purchase. We will then release you from your buyer's broker agreement upon you closing.  You will not owe us anything.

2. You can purchase the home with our assistance.  This will require you, the buyer, to pay the 3% commission.  This is not always a bad option, if we are able to negotiate the price down enough for you.  This is an option that varies upon the situation and would need to be discussed in more detail if it occurs. 

3.  You move on and do not purchase the property. Our agreement continues and we find you another great opportunity to own real estate in Sarasota!

Can I view open houses, builder's models or call agents directly?

Absolutely, just let the agent or builder's rep know that you have exclusive representation with a Sarasota Buyer's Agent already. It would also be good to communicate this information to you Sarasota buyer's agent so he/she can follow-up if necessary.  Also, your agent may have additional information on the property, community, or builder that was not made available to you.

Am I required to use your affiliate mortgage broker?

No. You may use whichever lender you choose.  We offer this option as a service to our clients.  Our correspondent mortgage lender looks at over 1,200 lenders across the nation to find the best availble terms for our clients.  However, you are by no means required to use our mortgage broker.  We will need you to provide a pre-approval letter prior to any offers if you are financing.  If you are paying in cash, proof of funds will be required.

Can you recommend a home inspector, pest inspector, or other home maintenance professional?

We will be more than happy to provide you with a list of professionals in our area.  However, you are free to choose whomever you like.
